Terms & Conditions

Nightly rate is $180 per night, minimum stay is 1 month.
Weekly stays may be available at $200 per night, with prior arrangement.

There is a $500 security bond for all stays.

A surcharge will be levied (as listed below) to cover transaction costs associated with credit card payments or international direct deposits:
Australian Visa or MasterCard: 2.5%
Australian Corporate Visa or MasterCard: 3.5%
Australian American Express: 3.5%
All International credit cards: 4.5%
Australian Direct deposit: nil surcharge
International direct deposit (AUD): 4.5%

All inclusive, year round flat rates, with no hidden charges.

Full payment is required to secure the booking.

The deposit is non-refundable in the event of a cancellation.

If the notice of cancellation is 14 days or less, any monies paid will be forfeited if The Urban Owl cannot be relet for the period cancelled. If it is relet for the period cancelled, the guest's payment less the deposit will be refunded.
Any bond money paid will be refunded within 7 days of the guest's notification to cancel.

Refunds are made via direct deposit into the guest's nominated bank account.

Unused service - where the guest chooses to reduce their length of stay a refund or credit is not available for any unused portion of the booking.

Management reserves the right to revoke or refuse any property accommodation booking which may in their opinion be unsuitable for the property concerned.
Security Bond:
A bond payment of $500 is required at the same time as the outstanding balance of your booking. It will be credited to your designated bank account once the property has been inspected and deemed left in a similar state to your arrival. This will occur within 3 working days of your departure.
Any damage, loss or expense incurred by management as a result of the guest’s breach of these terms and conditions will be charged against the bond. Examples of this may include but are not limited to any breakage, damage or excess cleaning requirements.
Alternatively, if preferred, a pre-authorisation form to charge the guest’s credit card $500 for the bond can be completed upon check-in to the property. Any damage, loss or expense incurred by management as a result of the guest’s breach of these terms and conditions will be charged against the credit card

Check in/out:
Check-in time is after 2pm on the arrival date and check out time is not later than 10am on departure date
Early check-in or late departure is subject to prior arrangement and availability and extra charges may apply
You must notify management of expected arrival time and provide a contact mobile phone number at least 7 days prior to arrival

Photo ID: the guest is required to show photo ID and sign these terms and conditions upon check-in

Guest Lodging and house rules:
By making payment of the total fee, the guest has an exclusive licence to occupy the property for the days specified in the booking (but not possession).
Occupants- the number of guests must not exceed the number specified at time of booking. The Urban Owl can only cater for a maximum of 4 people at any time.
Either parties or functions are strictly prohibited
Noise regulations - the guest will respect that the house is situated in a family orientated environment, offering privacy and tranquillity therefore the playing of excessive loud music is not permitted. The noise level must be inaudible from neighbouring properties between 10pm to 8am Sun-Thu and 11pm to 9am Fri-Sat.
Guests may not engage in any illegal activity at the property.
Smoking is not permitted. The Urban Owl reserves the right to terminate a guest’s stay without refund if Management become aware of guests smoking indoors. There may also be additional cleaning fees to remove any smoke fumes from the property.
Animals and pets are not permitted.
Linen, pillows, blankets and towels must be left where supplied in the bedrooms or bathroom on departure. Further linen may be hired from management
The kitchen has a full gas stovetop, microwave and pizza maker appliance. The oven has been disconnected and unavailable for use.
For stays of 7 nights or more, a once weekly linen change and basic clean of the bathroom and floors will be provided as a complimentary service to the guest. This service can be provided between the hours of 10 am and 1 pm Monday to Friday and requires that the property be vacated during the process.
A gardener will attend to care and water the gardens.

The guest will ensure all doors and windows are securely shut and locked when leaving the property unattended
The accommodation charge includes standard power, gas and water use (as determined by average previous stays). If there are power,gas, or water accounts in excess of this average, the difference will be charged to your credit card.The guest will ensure all lights, appliances and air conditioners are switched off when leaving the property unattended

Broadband internet is available via USB stick which remains the property of The Urban Owl. The guest will need to bring a laptop to access. Internet for everyday usage is complimentary e.g. checking emails, online banking or tourist information. The cost of large downloads will be the tenant’s responsibility.

Before departure all rubbish must be removed and disposed of in the appropriate council bins provided, and crockery and cutlery washed and packed away. The property must be left in a clean and tidy condition
Extra cleaning charges may be incurred and deducted from the bond for the cleaning of dirty dishes, oven, dishwasher, emptying the fridge, removal of excessive rubbish etc.
It is our policy to have all locks changed including alarm settings if keys are lost or not returned. The guest would be charged for the replacement cost.
The property should be vacated on time and secured. All windows and doors are to be locked. All keys must be returned to management or as otherwise directed.

If guests belongings are left behind following departure and are desired to be returned, they will be so via post, resulting in a minimum $25 postage and handling fee bond deduction (additional for international mail).

Breakages, losses and guest charges:
The guest will report any faults, breakages, damage or concerns to the manager as soon as possible during their stay.
The guests shall be responsible for the property during the booking period. The guest shall be liable for any breakages, damage, theft and loss caused to any part of the property during their stay. Management may recover from the guest the repair or replacement cost (at management’s discretion). If the amount exceeds the security bond, the guest will be responsible for payment.

Problems or Complaints
In the case of any problem or complaint, the guest must inform Management at the earliest opportunity so Management can rectify the situation as quickly and efficiently as possible. The guest must allow repair/service access to the property.
Any complaint, which cannot be resolved locally, must be notified in writing to Management prior to departure from the property.

Disclaimer
The use of accommodation and amenities are offered on the condition that they are used entirely at the guests own risk. The Urban Owl cannot accept responsibility for accidents, injuries, death or loss or damage to users or visitor's property or belongings, including motor vehicles however caused.
The guest will recognise that in the unlikely event that the accommodation is rendered uninhabitable due to fire, earthquake or any other means beyond management’s control, management liability will be limited to a refund of the monies paid only
The Urban Owl shall not be liable to the guest in any respect should the guest consider the property to be unsuitable for any reason
The Urban Owl cannot be held responsible for loss of power or services beyond their control.
The Urban Owl will not be liable for any indirect, incident, special and or consequential damage or loss of profits which result from use of the property and services provided to you
Management has the right to evict tenants from the property if any of these terms and conditions are not met.
