We offer good, clean, safe rooms with full hotel amenities. Rooms are very secure compared with other guesthouses in the area because we have keycard locks, electronic safes (fit laptop), and lockbox (if you want to use your own lock). And we feature 5 star (soft) bedding with Downia Duvet linens. Our location offers Nightlife, Dining, & Shopping only steps from Karon Beach.

Our style is simple and friendly, our hotel rooms comfortable, but feature all the modern amenities you would expect in much higher priced Karon Beach Hotels, and location is just perfect when you want a clean modern room in the center of Karon Village at reasonable prices.

We prefer Cash Payment at Check Out, but a valid credit card is required to guarantee your reservation and can be safely submitted on this booking page. We do not accept reservations without a credit card guarantee for obvious reasons, but we do have a fair cancellation policy,

Rates shown in different currencies are for your reference only. All charges will be made in THAI BAHT of the amount shown in this booking system. Please select the currency of "Thai Baht" if you want to know exactly in advance because currency exchange rates fluctuate.

WE NEVER CHARGE YOUR CREDIT CARD IN ADVANCE OF THE BOOKED ARRIVAL DATE !!

No Show or Late Cancellation charges (see policy below) will be levied ONLY IF you fail to show and after your booked arrival date, Please pay cash at checkout (5% service charge for payment by credit card). If there is a cancellation fee, you will be notified by e-mail and given a chance to explain what happened. But in general, just let us know if you can't make it and we'll try to sell the room to someone else :-)

Credit cards will ONLY be charged if one or more of the following conditions occur.

*** Green Season: *** Arrival Date April 1 until Oct 31

- Cancellations more than 2 days prior to arrival - No Charge
- Cancellations less than 1 days prior to arrival and No Shows - 1 night charge.

*** Summer Season: *** Arrival date Nov 1 until Dec 15 AND Feb 1 until Mar 31

- Cancellations more than 7 days prior to arrival - No Charge
- Cancellations 7 days or less prior to arrival and No Shows - 1 night charge.

*** Holiday Season: *** Arrival Date Dec 16 until Jan 31

- Cancellations more than 14 days prior to arrival - No Charge
- Cancellations 14 days or less prior to arrival and No Shows - 3 nights charge.
