Full payment will be debited to Credit Card at time of booking.

All registered guests must be over 18 years of age. 

Credit Card authorisation is required at the time of check-in. 

Check in 5pm - Check out 2 pm 

Use of facilities prior to check-in or after departure time is subject to availability and will incur a fee.

ARUMA SKI RESORT CONDITIONS OF TENANCY HOLIDAY RENTAL

Reservation of Holiday properties managed by Glinz Property Services Pty Ltd (The Agent)
Are accepted on the following conditions:

1. Payment
• All other bookings, full payment required at time of reservation.

2. Security Deposit
• A valid credit card will be required as a security deposit at time of reservation. This information will be destroyed subject to inspection of the property after your stay.
• A cleaning fee or breakage charge may be imposed and deducted from the security deposit. See section 11.

2. Minimum Rental Period
• Minimum 2 night stay during low and high periods - 3 night stay during peak periods
• Unless otherwise negotiated with the owners of the units

3. Cancellations
• In the event of cancellation, the monies paid can only be refunded (less booking fee of $15.00) if the property is re-booked for the full period reserved.
• Bookings during low seasons require 30 days notice to be given for the cancellation of your Holiday Rental Property at Aruma Ski Resort otherwise you will be liable for the full amount of rent due.
• Bookings during high seasons require 60 days notice to be given for the cancellation of your Holiday Rental Property at Aruma Ski Resort otherwise you will be liable for the full amount of rent due.
• Bookings during peak seasons require 120 days notice to be given for the cancellation of your Holiday Rental Property at Aruma Ski Resort otherwise you will be liable for the full amount of rent due.

4. Occupancy
• No more persons are permitted to occupy and stay at the holiday property other than the number of beds quoted
o River shacks (Lot 1, 2, 5, 6 and 7) = 6 people
o Front House (Lot 12) = 12 people
• Additional charges will apply if the number of people staying on the Lot exceeds the number of beds. Additional people need to be booked in advance. Please enquire directly with the Caretaker

8. Day Guests
Visitors to the site are permitted to stay overnight with booked guests providing the allowable numbers per site are not exceeded.

5. Grounds
• No tents, swags or caravans or similar allowed on the Common Property which falls anywhere outside of the Lot you have booked.
• Lot boundaries are clearly marked
• River water is used throughout the resort and in the cabins and pool toilet facilities and is not suitable for drinking.

6. Pets
• Guests are not allowed pets at the property.
• If you see a pet at Aruma Ski Resort it will belong to an owner, and will be suitably restrained

7. Time of Check-in/Departure:
• Check-in after 5:00 pm on the day of arrival
• Departure time is 2:00 pm
‘The use of facilities prior to check-in or after departure time is subject to availability and will incur a fee of $15/person.’ Please note facilities can only be used by Aruma guests.
If this option is requested, you must vacate the premises no later than 6pm on the day of departure.

9. Breakages/Damage
• All damage, breakages and losses must be promptly reported to the Caretaker and paid for by the tenant.
• Your holiday rental property will be subject to an inspection after your stay
• If required an authorised person will be engaged to carry out any repair or cleaning work that has not been reported and tenants will be charged to the credit card a fee to recover these costs.

10. Cleaning
• Your cabin will be professionally cleaned upon your departure, however:
• A reasonable standard of appreciation for the property is requested such that it is left in the same clean, neat and tidy condition as it was when you arrived.
• We request that all dishes are cleaned prior to departure, that the BBQ is cleaned that cupboards and refrigerators are emptied of any fresh produce that may deteriorate and the floors are swept.
• Any additional cleaning beyond the normal requirements of the cleaners may be charged against the security deposit at a rate of $30/hour.

11. Supplies
• Please note that linen is not supplied unless requested. Charges will apply. Please enquire with the Caretaker
• The cabins are completely bare, other than for standard cooking utensils, cutlery, plates and glasses.
• all supplies must be bought on your vacation.
We recommend tenants supply the following
o Kitchen tea towels
o Bin liners
o Kitchen washing detergent
o All food and condiment supplies
o Sheets and towels (available upon request. Charges will apply)
o Bath towels
o Bath soap and toiletries
o Toilet paper
o Beach towels
o Tennis Racquets and balls. (available for hire)
o Recreational equipment
o Life jackets

12.Rubbish
Please observe rubbish terms and conditions

13. Fire policy
Open fires may only be lit in a suitable receptacle on your private lot following caretaker approval or on the designated common property fireplace. The Caretaker can provide you with suitable fire wood, charges apply. PLEASE ABIDE BY ALL PUBLISHED FIRE RESTRICTIONS

PLEASE NOTE
If tenants are found to be in are breech of these Terms and Conditions:
• Tenants will be asked to immediately vacate the property and will forfeit all monies paid.
• Terms and Conditions correct at time of printing, but are subject to change without notice
