Terms & Conditions

To secure your online booking, your credit card will be debited with the accommodation charge in full. Confirmation and receipt of payment will be forwarded by email.

We welcome your booking on the following basis:
· Full payment required at time of booking.
· By law all of our accommodation is non-smoking indoors. Additonal charges will apply for evidence of smoking indoors, candle wax removal, excess or deliberate damage or breakages greater than fair wear and tear.

When you book with us, we hold your accommodation for you exclusively. This means that if you cancel we have to charge you.
All cancellations will incur a minimum $25 administration fee. We will try to resell. The earlier you advise us, the better the chance that we can resell. If we resell at a lower price, we additionally charge you the difference.

Cancellations over 1 month in advance, we charge you:
- a flat $25 administration charge.

Less than 1 month but more than 7 days, we charge you the lower of either:
- 50% of reserved services if unable to resell, or
- the $25 administration fee plus the difference if we resell for a lower price.

Less than 7 days, we charge you the lower of either:
- 100% of reserved services if unable to resell, or
- the $25 administration fee plus the difference if we resell for a lower price.

No Show, we charge you:
- total cost of reserved services.
